Who We Are
This Privacy Policy (“Policy”) explains how Hogan & Vest (“Hogan & Vest,” “we,” “us,” or “our”) collects, uses, discloses, and protects your information when you visit our website, contact us, apply to rent a property, become a resident, or engage us as a property owner or vendor. It applies to the Hogan & Vest website and services that link to it.
We operate in San Francisco and the greater Bay Area, California.
If you have questions about this Policy, email info@hoganvest.com or write to Hogan & Vest, 130 Waverly Place, San Francisco, CA 94108.
We may update this Policy from time to time. The “Last Updated” date above reflects the most recent changes. If a change is significant, we will provide a more prominent notice.
Information We Collect
We collect the following categories of information, depending on how you interact with us.
Information you provide directly. When you fill out a contact or quote form, call or text us, apply to rent, sign a lease, or communicate with our team, you may provide your name, email address, phone number, mailing address, and the contents of your messages.
Rental application and screening information. If you apply to rent a property we manage, you or our screening provider may collect information used to evaluate your application, which can include your date of birth, Social Security number or other government identification number, images of a government issued ID, employment and income information, rental history, and the results of credit, criminal background, and eviction history checks. See “Tenant Screening and Consumer Reports” below for how this works and your rights.
Resident and owner account information. If you are a resident or a property owner, we process information needed to manage the tenancy or the property, such as lease details, payment records, maintenance requests, and, for owners, property financial and banking details used to remit funds and produce statements.
Payment information. Rent payments, application fees, and owner disbursements are processed through our property management platform and its payment processors. We generally do not store full financial account or card numbers ourselves.
Information collected automatically. When you use our website, we and our providers collect device and usage information such as IP address, browser type, device identifiers, pages viewed, links clicked, and referring pages, through cookies and similar technologies. See “Cookies and Your Choices” below.
Information from third parties. We may receive information from our screening and fraud-prevention providers, from publicly available sources, and from advertising and analytics partners. We combine this with information we collect to operate our business.
We do not knowingly collect information from anyone under 18. Our services are directed to adults.

We use your information to:
- respond to inquiries, provide quotes, and communicate with you;
- market and lease available properties, schedule showings, and process rental applications;
- screen applicants against a consistent, written standard and make leasing decisions;
- manage tenancies, collect rent, handle maintenance, and communicate required notices;
- manage properties on behalf of owners, including accounting, disbursements, and reporting;
- operate, secure, and improve our website and services;

Text Messaging (SMS)
By submitting a form on our website or texting us, you consent to receive SMS messages from us related to your inquiry, your application, or your tenancy, such as updates, reminders, and service messages. Message and data rates may apply. You can opt out at any time by replying STOP, and get help by replying HELP. Consent to receive SMS messages is not a condition of renting from us or using our services.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent are not shared with any third parties.
Tenant Screening and Consumer Reports (FCRA / California ICRAA)
When you apply to rent a property we manage, we obtain consumer reports and investigative consumer reports, which may include credit history, criminal background, and eviction history, from a consumer reporting agency through our screening provider.
We use this information only to evaluate your application against our written rental criteria. In connection with this process:
- We will obtain your authorization before requesting a consumer report where required by law, and provide any disclosures required by the federal Fair Credit Reporting Act (FCRA) and California’s Investigative Consumer Reporting Agencies Act (ICRAA) and Consumer Credit Reporting Agencies Act (CCRAA).
- You have the right to request the name and contact information of the consumer reporting agency, and to receive a copy of your report from that agency.
- If we take an adverse action based in whole or in part on a consumer report (for example, denying an application, requiring a co-signer, or requiring an increased deposit), we will provide an adverse action notice identifying the reporting agency and explaining your right to dispute the accuracy of the report and to obtain a free copy of it.
- Our rental criteria are applied consistently to all applicants and in compliance with fair housing laws. We comply with all requirements of the San Francisco Fair Chance Ordinance.
Who We Share Your Information With
We share information only as needed to run our business:
- Service providers who act on our behalf under contract, including our property management and screening platform, showing and scheduling tools, website lead capture and messaging providers, analytics and tag management (Google), hosting, and similar vendors. They may use your information only to provide services to us.
- Property owners and their authorized agents, where you are an applicant for or resident of a property we manage on the owner’s behalf, to the extent necessary to manage the tenancy.
- Advertising and analytics partners, in connection with cookies and similar technologies, where you have not opted out. This activity may qualify as “sharing” under California law. See “Cookies and Your Choices” and “Your California Privacy Rights” below.
- Legal, safety, and compliance recipients, such as courts, law enforcement, and regulators, where required or permitted by law, or to protect our rights, your safety, or the safety of others.
- In a business transfer, such as a merger, acquisition, or sale of assets, in which case information may be transferred as part of the transaction.
We do not sell your personal information for money. As explained below, our use of advertising cookies may constitute a “sale” or “share” under California law, and you can opt out.
Cookies and Your Choices

- Correct inaccurate personal information we maintain about you;
- Opt out of the “sale” or “sharing” of your personal information. - Limit the use of sensitive personal information. We use sensitive personal information (such as government identifiers collected during screening) only for the purposes permitted under the CPRA, such as providing our services, screening, and fraud prevention, and not for the purpose of inferring characteristics about you;
- Non-discrimination for exercising any of these rights.
