Fair Housing
Equal Housing Opportunity
At Hogan & Vest, everyone deserves a fair shot at a place to call home. We are committed to equal housing opportunity in everything we do, from the first showing to the final lease signing. Treating every applicant with the same respect and the same standards is not just a policy for us. It is the standard we hold ourselves to every day.
Our commitment
Hogan & Vest fully complies with the federal Fair Housing Act, as well as all applicable state and local fair housing laws. We do not discriminate against any applicant, resident, or member of the public on the basis of race, color, religion, sex, national origin, familial status, disability, or any other characteristic protected by law.
We have managed property in San Francisco since 1943. The standard has not always been written into law over those eight decades, but it has always been the way we intend to do business.
Characteristics protected by law
Fair housing protections come from three levels of law. Because we operate in San Francisco, the broadest of the three applies to every property we manage.
Federal
Fair Housing Act
- Race
- Color
- Religion
- Sex
- National origin
- Familial status
- Disability
California
Fair Employment and Housing Act
- All federally protected characteristics
- Ancestry
- Citizenship and immigration status
- Primary language
- Sexual orientation
- Gender, gender identity, and gender expression
- Marital status
- Source of income
- Genetic information
- Military or veteran status
- Age
San Francisco
SF Police Code, Article 33
- All federal and state protected characteristics
- Place of birth
- Creed
- AIDS or HIV status
- Weight
- Height
Protections also extend to people associated with someone in a protected class, and to the right to operate a licensed family child care home in a residence.
Language access
National origin, ancestry, and primary language are all protected characteristics. No one should be turned away, given less information, or held to a different standard because of the language they speak.
Our office is in Chinatown and we serve residents and owners in English and Chinese. If you would prefer to discuss a listing, an application, a lease, or a maintenance issue in another language, tell us and we will arrange it. Ask for materials in your preferred language and we will do our best to provide them.
如果您希望以中文沟通,请告知我们。我们会以中文提供协助,包括看房、申请、租约及维修事宜。
Consistent, fair screening for every applicant
Every application we receive is evaluated using the same clear, objective criteria, no matter who is applying. Income, rental history, credit, and background are reviewed the same way every time, so every applicant can trust they are being judged on the same terms as everyone else.
We consider all lawful sources of income equally, including housing vouchers, rental subsidies, and other government assistance. A voucher is treated as income, not as a reason for denial.
Reasonable accommodations
If you need a reasonable accommodation or modification because of a disability, at any point during the application or tenancy process, just let us know. We will work with you to find a solution.
Requests can be made in writing or verbally, to any member of our team, and you do not need to use a specific form or disclose your diagnosis. Reach us at info@hoganvest.com or (415) 421-7116.
